How to use this guide
How to study your four-unit route
Keep the jurisdiction coherent: one learner takes one national law variant followed by the common sales unit, not every law variant together.
Route
Identify England, Wales, Northern Ireland or Scotland and use only the matching national-law unit and terminology.
Classify
Identify the parties, seller capacity, property, agency authority, transaction stage and decision required.
Source
Locate the current national rule, agency terms, professional standard and property or transaction evidence.
Act
Choose a proportionate authorised step that supports fair marketing, negotiation and progression while protecting the parties.
Record
Preserve authority, evidence, disclosures, particulars, offers, communications, referrals, deadlines and progression updates.
Professionalism in Property Agency
Ethical conduct, competence, accountability, conflicts, confidentiality and the codes or standards that govern a property professional.
Key rules
Rule 1
Professional judgement begins with the client's lawful interests but remains bounded by duties to customers, the public, the profession and the law.
Exam cue: Identify every stakeholder and duty before deciding what the agent should do.
Rule 2
Conflicts should be identified early, disclosed where appropriate and managed only when continued involvement is permitted.
Exam cue: Separate a commercial preference from a legal, ethical or professional obligation.
Rule 3
Competence includes recognising limits, keeping knowledge current, using supervision and referring specialist issues.
Exam cue: Name the nation, identify the seller and transaction stage, then apply the current route-specific source.
Rule 4
A defensible file records instructions, advice, material decisions, disclosures, consent and follow-up.
Exam cue: Name the nation, identify the seller and transaction stage, then apply the current route-specific source.
Common traps
Assuming a client's instruction overrides law or professional standards.
Prevention: Check the current Certificate route and national terminology before relying on predecessor or Level 2 materials.
Treating a disclosure after the event as a complete cure for an unmanaged conflict.
Prevention: Check the current Certificate route and national terminology before relying on predecessor or Level 2 materials.

FAQ
Common Propertymark Residential Sales questions
What is the current Propertymark residential sales qualification?
It is the Certificate in Property Agency (Sales). Propertymark presents the suite as Level 3 (SCQF Level 6): England, Wales and Northern Ireland are Level 3 pathways, while Scotland is an SCQF Level 6 pathway.
Which four units do I take?
Everyone takes CiPA01, CiPA02 and CiPA10. England and Wales add CiPA03; Northern Ireland adds CiPA04; Scotland adds CiPA05.
Do I take CiPA03, CiPA04 and CiPA05?
No. They are national alternatives. You take only the General Law unit matching the nation selected at registration, then apply that legal setting throughout CiPA10.
Is the former Sale of Residential Property Award the same qualification?
No. Propertymark lists the former Level 3 (SCQF Level 6) Award in the Sale of Residential Property as withdrawn and closed to new registration. Legacy candidates have final-exam arrangements through 30 September 2027.
Why can I still find older sales sample papers?
Propertymark continues to support candidates finishing withdrawn qualifications. The predecessor's common and sales-unit codes do not define the current modular Certificate route.
Is the Level 2 introduction award another name for this certificate?
No. The current Level 2 Award in Introduction to Sale of Residential Property is a separate four-unit qualification with a different unit set and assessment standard. Its materials must not be treated as the current Level 3 Certificate blueprint.
How is each current unit assessed?
Each unit has a 45-minute remotely invigilated online exam containing 30 questions. Published styles include multiple choice, multiple response, drag and drop, matching and list style.
Is CiPA10 exactly the same experience in all four nations?
The published CiPA10 title and seven headline outcomes are common, but legislation and transaction procedure must still be applied within the learner's registered jurisdiction and its CiPA03, CiPA04 or CiPA05 foundation.
Why does the Scotland route use delict?
The current General Law outcome specifies tort for England, Wales and Northern Ireland and delict for Scotland. CiPA05 is therefore kept as a genuine Scottish route rather than relabelled England and Wales content.
Is this guide a complete copy of the programme specification?
No. It maps every route, code and learning outcome Propertymark publishes publicly. Propertymark supplies the full programme specification and assessment criteria to enrolled learners through the learner portal; those controlled materials remain authoritative.
Are the 601 planned questions official weights?
No. Propertymark publishes 30 questions per unit but no learning-outcome weights. The blueprint gives each of the four route stages about one quarter of the future practice plan and keeps all national variants within the same tracker row.
Why is full mock mode disabled?
A single aggregate mock could mix incompatible national laws and would not reproduce Propertymark's drag-and-drop, matching or list-style interactions. Preparation should use four route-correct unit reviews.
How should I handle legal changes?
Confirm the registered nation, current learner specification, sitting notices and authoritative national law. Do not use a rule from another route or assume an old sample paper reflects the current transaction framework.
