Common Propertymark Residential Lettings questions
What is the current Propertymark residential lettings qualification?
It is the Certificate in Property Agency (Lettings). Propertymark presents the suite as Level 3 (SCQF Level 6): England, Wales and Northern Ireland are Level 3 pathways, while Scotland is an SCQF Level 6 pathway.
Which four units do I take?
Everyone takes CiPA01 and CiPA02. England adds CiPA03 and CiPA06; Wales adds CiPA03 and CiPA07; Northern Ireland adds CiPA04 and CiPA08; Scotland adds CiPA05 and CiPA09.
Do I take every unit from CiPA03 to CiPA09?
No. Those codes are national alternatives inside one qualification family. You take the General Law unit and Residential Lettings unit that match the nation selected at registration.
Is the Level 3 Award in Residential Letting and Property Management the same qualification?
No. Propertymark lists the former Level 3 (SCQF Level 6) Award in Residential Letting and Property Management as withdrawn and closed to new registration. Its legacy candidates have final-exam arrangements through 30 September 2027.
Why can I still find old COM1 or RLPM sample papers?
Propertymark continues to support learners completing withdrawn qualifications. COM1 or SCOM1 and RLPM, NIRLPM or SRLPM codes identify the old Award structure and are not controlling material for a new Certificate learner.
Is the Level 3 Award in Tenancy Deposit Protection and Dispute Resolution an old name for this certificate?
No. It is a separate current one-unit specialist qualification. Deposit protection is one part of the broader four-unit Lettings certificate but the qualifications are not interchangeable.
How is each current unit assessed?
Each unit has a 45-minute remotely invigilated online exam containing 30 questions. Published styles include multiple choice, multiple response, drag and drop, matching and list style.
Why does the Wales route use occupation-contract language?
Propertymark's current CiPA07 learning outcomes expressly distinguish Welsh occupation-contract documentation, rents and ending from tenancy terminology used for England, Scotland and Northern Ireland.
Why does the Scotland route use delict?
The current General Law outcome specifies tort for England, Wales and Northern Ireland and delict for Scotland. CiPA05 is therefore kept as a genuine Scottish route rather than relabelled England and Wales content.
Is this guide a complete copy of the programme specification?
No. It maps every route, code and learning outcome Propertymark publishes publicly. Propertymark supplies the full programme specification and assessment criteria to enrolled learners through the learner portal; those controlled materials remain authoritative.
Are the 601 planned questions official weights?
No. Propertymark publishes 30 questions per unit but no learning-outcome weights. The blueprint gives each of the four route stages about one quarter of the future practice plan and keeps all national variants within the same tracker row.
Why is full mock mode disabled?
A single aggregate mock could mix incompatible national laws and would not reproduce Propertymark's drag-and-drop, matching or list-style interactions. Preparation should use four route-correct unit reviews.
How should I handle legal changes?
Confirm the registered nation, current learner specification, sitting notices and authoritative national law. Do not use a rule from another route or assume an old sample paper reflects current rental law.
