Use 601 original multiple-choice questions to study the separately passed units in sequence: regulatory foundations, mortgage perimeter and practice, product and post-completion issues, then synoptic case application. The bank develops knowledge and judgement but does not reproduce LIBF secure questions.

Common CeMAP questions
What is the current CeMAP structure?
The current qualification has five mandatory units in three modules: FRE1 and FRE2 in Financial Services, Regulation and Ethics; MRT1 and MRT2 in Mortgages; and the synoptic Assessment of Mortgage Advice Knowledge unit identified as ASEW/ASSC. All five units must be passed.
Which old CeMAP units have been excluded?
The previous UK Financial Regulation module and its ITFS and UKFS units, plus the legacy MORT units MLPP, MAPP, MRPP and MAPC, are not current CeMAP content. The combined legacy format ended on 12 January 2026. A limited UKFR-only transition remained for learners who had elected to stay on that module, but it was withdrawn on 16 July 2026 and is also excluded here.
Are CeMAP 1, CeMAP 2 and CeMAP 3 each one exam?
No. Those informal module labels now contain five separately assessed units. FRE1, FRE2, MRT1 and MRT2 each have a one-hour examination. ASEW/ASSC has a separate two-hour case-based examination. A pass is required in every unit.
How are FRE1 and FRE2 assessed?
Each FSRE unit has 25 standalone multiple-choice questions and three case studies with five linked questions each, giving 40 marks in 60 minutes. The pass mark is 28, with merit-level at 32 and distinction-level at 36.
How are MRT1 and MRT2 assessed?
MRT1 has 50 standalone MCQs in 60 minutes and requires 35 marks. MRT2 has 40 standalone MCQs in 60 minutes and requires 28 marks. Both units also publish 80% merit-level and 90% distinction-level thresholds.
What is ASEW/ASSC?
It is the current synoptic Assessment of Mortgage Advice Knowledge unit. The exam presents six case studies with ten linked questions each, worth 60 marks in two hours. It primarily applies MRT1 and MRT2, while also drawing on FSRE, mortgage protection, adviser skills and jurisdiction-specific property content.
Why does the code appear as ASEW/ASSC?
LIBF's current specification publishes both codes and provides separate house-buying and property-law branches for England and Wales and for Scotland. This guide preserves the joint official label and both published branches rather than inventing a single UK-wide conveyancing process.
Does CeMAP permit me to advise on mortgages independently?
CeMAP meets the appropriate qualification requirement for the relevant FCA mortgage activity, but it does not authorise a firm, grant an individual permission or replace supervised development and the employer's assessment of competence. The firm must hold the required permissions and apply its training and competence arrangements.
Which FCA activity does current CeMAP support?
The current FCA Appropriate Qualification table lists post-1 November 2004 CeMAP for activity 20: advising on a regulated mortgage contract for a non-business purpose, or the specified execution-only arranging activity for such a mortgage. Exact role scope still depends on the firm's permissions and duties.
Can a CeMAP holder advise on equity release?
Not on CeMAP alone. Equity-release advice is FCA activity 21 and LIBF identifies CeRER as the progression route. CeMAP covers awareness of lifetime mortgages and home-reversion features, but product knowledge is not the same as the appropriate qualification for giving that specialist advice.
Which mortgage regulation is in scope?
The current syllabus covers regulated mortgage contracts, MCOB, responsible lending, advice and suitability, affordability, second charges, consumer buy-to-let, specialist lending, post-completion administration, arrears, lender remedies and mortgage-related protection.
Why does this guide use ICOBS when the specification says ICOB?
The current ASEW/ASSC PDF prints ICOB in its mortgage-related insurance criterion. The live FCA sourcebook is Insurance: Conduct of Business, ICOBS. This guide uses the current sourcebook name and records the qualification-document wording as a publication artefact.
Is FSRE Level 3 or Level 4?
CeMAP is a Level 3 certificate. FRE1 and FRE2 are shared with LIBF's standalone FSRE award, which is currently published at Level 4. Completing those shared units inside CeMAP does not relabel the CeMAP qualification as Level 4.
Does the current property-law syllabus cover Northern Ireland?
The public CeMAP version 14 specification publishes England/Wales and Scotland branches for the house-buying learning outcome. It does not publish a Northern Ireland branch, so this guide records that limitation instead of constructing unsupported Northern Ireland content.
Why is full-mock mode disabled?
CeMAP is not one 230-question, six-hour examination. It is five independently passed unit exams with three different structures. Topic, unit, module and case-study practice are supported, but a single combined mock would misrepresent the qualification.
Is this an official LIBF question bank?
No. It is an independent, syllabus-mapped bank of 601 original multiple-choice questions. It does not contain recalled, leaked, purchased or copied LIBF questions, and its linked scenarios are practice for applying knowledge rather than reproductions of secure unit exams.
