Services and Facilities Maintenance Control (SAF)
Safe maintenance across multiple services and occupied premises using information, isolation, permits, coordination and controlled handback.
How to prepare for a CITB Specialist test
Lock in common site safety first, confirm the exact route with the card scheme, then add the relevant specialist hazards and competence boundaries.
Core concepts
Concept 1
Maintenance is non-routine work that may expose people to unexpected startup, stored energy, hazardous contents, asbestos and occupied-premises interfaces.
Exam cue: Check asbestos and service information before intrusive work in existing fabric.
Concept 2
The work needs clear scope, service information, suitable isolation, permits where required, barriers and communication with the person controlling the premises.
Exam cue: Identify every party affected by shutdown, alarm isolation, access restriction or temporary service.
Concept 3
Handback must confirm guards, controls, fire protection, housekeeping, records and normal service are safely restored.
Exam cue: Test the safe state before work and the functional state before handback.
Risk pitfalls and guardrails
Trusting a building-management-system display as the only isolation.
Guardrail: Do not mix specialist routes or replace an engineered, competent control with a briefing, warning sign or PPE alone.
Leaving a guard off because another shift will finish the task.
Guardrail: Do not mix specialist routes or replace an engineered, competent control with a briefing, warning sign or PPE alone.
Restoring a fire alarm or service without notifying affected occupants.
Guardrail: Do not mix specialist routes or replace an engineered, competent control with a briefing, warning sign or PPE alone.
Memory anchors
Scope Before Spanner
Define the equipment, task, limits and affected people before maintenance.
Isolate Beyond the Screen
Use physical, secured isolation rather than software indication alone.
Occupied Means Coordinated
Protect clients, occupants, visitors and other contractors.
Asbestos Before Intrusion
Check the building information before drilling, opening or disturbing fabric.
Temporary State Is Controlled
Guard incomplete work, label it and communicate responsibility.
Hand Back Complete
Restore protection, test function, clear the area and update records.
Checkpoint rule
Do the check-up only after you can summarize each concept in one sentence and identify one dangerous pitfall from memory.
